12.7 billion KRW: BTS’ Jin sells Hannam The Hill unit

BTS member Jin has sold a 235-square-meter unit at Hannam The Hill in Seoul for 12.7 billion KRW, property records show.

Reports citing property registration records on July 31 say Jin sold the unit for 12.7 billion KRW (about 8.8 million USD) on April 6. The buyer completed the final payment and took ownership on June 27.

Jin bought the residence in July 2019 for 4.49 billion KRW (about 3.1 million USD). Comparing purchase and sale prices alone, the difference is about 8.21 billion KRW (about 5.7 million USD) over roughly seven years.

The reported difference does not reflect Jin’s final net profit. Acquisition tax, capital gains tax, brokerage fees, and other transaction costs would affect the actual capital gain.

No mortgage lien was reportedly registered when Jin acquired the property, which led to speculation that he paid the full purchase price in cash. The new buyer is also said to have completed the 12.7 billion KRW purchase without registering a mortgage, though the source of funding has not been confirmed.

Jin was previously reported to have owned three residences at Hannam The Hill. In November 2019, he purchased a 206-square-meter unit for 4.27 billion KRW (about 3 million USD). He later bought a 243-square-meter penthouse in March 2025 for 17.5 billion KRW (about 12.1 million USD), which set a record price for the complex at the time.

After the latest sale, Jin is reportedly keeping the 206-square-meter residence and the 243-square-meter penthouse.

The timing of the contract drew attention because the agreement was reportedly signed before the government resumed heavier capital gains taxation for owners of multiple homes in designated regulated areas on May 10.

Hannam The Hill, built on the former site of Dankook University in Seoul’s Hannam-dong neighborhood, is described as one of South Korea’s leading luxury residential complexes and has previously served as a residence for BTS and other figures in the entertainment industry.
